Recognizing the need of our aging population to live in communities that are supportive, stimulating of cognizant skills, and stable, Cedar has assisted with the financing of a number of Senior Housing communities that include Assisted Living, Memory Care, and Independent Living.

The principals of Cedar Ventures have worked with both not-for-profit and for-profit owners of Senior Housing Communities.

Additionally, Mr. Jackson, of Cedar Ventures, has operating experience in the Senior Housing sector. He has served as Interim CFO and Financial Consultant to Wesley Woods Senior Living, Inc. from February 2005 to November 2007 where he led the efforts to refinance the 25+ year old ILF communities using  HUD financing and Low Income Housing Tax Credits, prepared operating budgets, capital needs assessments, and presented and reviewed acquisition and development opportunities. Prior to his position at Wesley Woods, Mr. Jackson worked for a company that owned and managed nursing homes and Senior Living communities.

Over the past ten (10) years, Cedar has assisted with eight (8) financings of Senior Housing communities. Financing products that Cedar has used to assess and finance these Senior Housing communities include:

  • Tax-exempt bonds for both for-profit and not-for-profit owners
  • Tax Increment Financing and tax abatement financing
  • EB5 financing
  • Conventional Bank financing
  • Ground Lease financing
  • Subordinated debt financing, can be tax-exempt or taxable
  • Tax credits
  • Agency debt and HUD financing

We work with bond underwriters on these transactions, and have established relationships and rapport with institutional bond purchasers.

We think outside the box and are ready to tackle the issue of providing senior housing in a middle market/moderate income environment.

  • Updated list of existing facilities, both under management and owned and developed; results of developed facilities.

  • Project description in terms of number of units and unit mix, square footage, architectural drawings, conceptual site plan.
  • Market study and demand analysis showing competing /similar communities in terms of rates, age of competing communities and occupancy levels.
